Before you leave
Gather the lease, deposit amount, move-in photos, and any messages about repairs or condition.
If the landlord has a move-out process, follow it and keep proof that you did.
Return possession clearly
Document the date you return possession. That may mean returning keys, vacating the unit, sending a final message, or following the landlord's written move-out process.
Take photos or video after your belongings are out.
Demand the deposit back
In Mississippi, this step matters.
Send a written demand for the deposit and keep proof. Include your mailing address, the rental address, the deposit amount, and the date you returned possession.
Keep the record together
Create one folder with:
- your written demand and proof it was sent
- move-out photos and videos
- possession-return proof
- lease and deposit records
- landlord responses
- any itemized statement or refund record
If deductions arrive
Compare each deduction to the allowed Mississippi categories: unpaid rent, tenant-caused damage excluding ordinary wear and tear, cleaning upon termination, and other reasonable and necessary expenses resulting from tenant default.
