What a Mississippi deposit demand letter does
A Mississippi security deposit demand letter is a written request for your deposit refund or a written itemized explanation of anything the landlord is keeping.
In Mississippi, the demand is not just a formality. The 45-day return rule depends on the tenancy ending, possession being delivered, and the tenant demanding the deposit back.
When to send it
Send a written demand when you have moved out or are moving out and you want the deposit returned.
If you have already moved out and never made a clear demand, send one now and keep proof. That record can matter later.
What to include
Keep the letter simple and specific:
- your name and current mailing address
- the rental address
- the date your tenancy ended
- the date you returned possession or keys
- the amount of your deposit
- a clear request for the refund or written itemized statement
- a request that the landlord respond in writing
Sample Mississippi security deposit demand
Dear [Landlord / Property Manager Name],
I am writing about the security deposit for [Rental Address]. My tenancy ended on [Date], and I returned possession of the rental on [Date].
Please treat this letter as my demand for return of my security deposit. My deposit was $[Amount].
Please send the full deposit refund to the address below. If you believe any portion of the deposit is being withheld, please send a written itemized statement explaining each amount claimed and return any remaining balance.
[Your Mailing Address]
Thank you,
[Your Name]
Why proof matters
Save the letter and proof it was sent. Certified mail, email, text, a portal message, or another written record can help show when the demand was made.
If the landlord later says the clock never started, your proof of demand becomes important.
One letter is often not enough
The first demand creates a record. If the landlord still does not respond, the next step is usually a more formal follow-up that tracks the dates, deposit amount, and missing itemized statement.
That is why the paid product is a 4-step Recovery System, not just one letter.
