Keep the timeline
Save proof of:
- when the tenancy ended
- when you returned keys or possession
- when you demanded the deposit back
- when the landlord responded, if at all
The 45-day period depends on those facts.
Keep condition evidence
Save:
- move-in photos or videos
- move-out photos or videos
- inspection notes
- repair requests
- cleaning receipts
- messages about condition
These records help separate ordinary wear and tear from tenant-caused damage or cleaning claims.
Keep the money records
Save the lease, deposit receipt, payment records, any itemized statement, any refund check, and all messages about deductions.
If the landlord claims part of the deposit, the written notice should itemize the amounts claimed.
