Use this checklist before and right after move-out. Wyoming deposit disputes often turn on dates, address proof, condition proof, and whether the landlord can support deductions.
Act now to protect your deposit
Give the owner or designated agent your new mailing address in writing within 30 days after termination and keep proof.
Use a method you can save: email, text, portal message, certified mail, or another written record.
Before you leave
- take photos and video of every room
- document floors, walls, appliances, bathrooms, windows, doors, fixtures, and outdoor areas you are responsible for
- clean the rental to the level required by the lease and the condition at the beginning of the rental agreement
- save receipts for cleaning supplies, professional cleaning, or repairs you paid for
- gather move-in photos, move-in condition notes, and old repair requests
At handoff
- return keys, access cards, garage openers, parking passes, and other access items
- document how and when possession was returned
- send a short written confirmation of move-out and the new mailing address
- keep screenshots or delivery proof
Utility deposits
If you paid a separate utilities deposit, keep proof that utility charges were paid. Wyoming treats utility deposits separately, so save final bills, payment confirmations, and any landlord communication about utilities.
After move-out
- track the termination date
- track when the landlord received your new mailing address
- watch for a written itemization and reasons for deductions
- keep envelopes, postmarks, emails, portal notices, receipts, invoices, and refund records
