Wyoming's security deposit deadline is 30 days after termination of the rental agreement or 15 days after receipt of the renter's new mailing address, whichever is later.
If there is damage to the residential rental unit, that period can be extended by 30 days.
Watch this step
Within 30 days after termination, give the owner or designated agent the location where payment and notice may be mailed. Do it in writing and keep proof.
This is the step renters should not miss. Wyoming's timing rule uses the new mailing address, and a clean address record makes it harder for the dispute to drift into avoidable confusion.
What the landlord must send
The landlord must deliver or mail:
- the balance of the security deposit
- any prepaid rent balance
- a written itemization of deductions
- the reasons for those deductions
If the landlord claims damage
If there is damage to the rental unit, Wyoming allows the period to be extended by 30 days. That does not erase the itemization requirement. It makes proof more important: photos, move-in condition records, invoices, receipts, estimates, messages, and the landlord's explanation.
Utility deposits have a separate timeline
A separately identified utilities deposit is not handled the same way as the ordinary deposit. The statute uses a 10-day refund period after a satisfactory showing that utility charges have been paid, a 45-day point for applying the utilities deposit if that showing is not made, and later refund timing tied to application or the renter's new mailing address.
What to keep
Keep:
- the lease and any deposit receipt
- proof of prepaid rent, if any
- termination date
- proof you returned possession or keys
- proof you gave the new mailing address
- itemization and reasons, if any
- receipts, estimates, invoices, photos, videos, and messages
- utility-payment proof if a utilities deposit is involved
- envelopes, postmarks, certified-mail receipts, or delivery screenshots
