Use this checklist before and after move-out so the deposit timeline is easier to prove.
Must-do protective step
Give your current mailing or forwarding address in writing and keep proof. North Dakota uses the last address furnished to the lessor for mailing the itemization and amount due.
Before you leave
- Take photos and video of every room.
- Save the move-in condition statement and move-in photos if you have them.
- Clean and remove belongings.
- Confirm key, fob, garage remote, mailbox key, and access return.
- Save rent payment and deposit payment records.
- Keep a copy of your lease.
When you return possession
- Send a short written move-out notice.
- Confirm the date possession was returned.
- Provide your current mailing or forwarding address.
- Ask where to return keys if the landlord has special instructions.
- Save email, text, certified-mail, or delivery proof.
If money is withheld
Ask for the itemization, written notice, and documents supporting each charge. Compare the deductions to North Dakota's allowed categories and your move-in/move-out proof.
