A strong New Mexico deposit record starts before the dispute. The goal is simple: make the departure date, surrender, forwarding address, lease term, deposit amount, and condition easy to prove.
Before you leave
- save your lease and renewal documents
- note whether the agreement was shorter than one year or annual
- save the deposit amount and monthly rent amount
- take photos and video of every room
- clean what the lease reasonably requires
- keep receipts for cleaning or repairs you handled
Surrender and address
Return keys, access cards, garage openers, parking passes, and any other access items. Send a short written message confirming that you have left and surrendered the rental.
Give a current mailing or forwarding address in writing and keep proof. New Mexico's mailing rule makes the address record practically important.
After move-out
Track the 30-day period from termination of the rental agreement or resident departure, whichever is later. Watch for the deposit balance and any itemized written list of exact deduction reasons.
Step 1 is built for this moment: calm move-out documentation before the deadline or dispute becomes harder.
