Before move-out
- save your lease and deposit records
- save the monthly rent amount and lease term
- take photos before you move everything out
- clean what the lease reasonably requires
- keep receipts for cleaning or small repairs
- confirm how you will return keys and surrender the rental
- give a current mailing or forwarding address in writing
After move-out
Track the 30-day period from termination of the rental agreement or resident departure, whichever is later. Watch for the deposit balance and any written itemized list of deductions.
If the deadline is missed
If the landlord misses New Mexico's written-statement and payment rule, the forfeiture and 2x improperly-withheld penalty language may matter. Keep the record calm, written, and specific.
