Protect the record before the deadline starts
Before you move out in Illinois, focus on the facts that affect the deposit timeline: your move-out date, when your right of possession ends, where the landlord should send the deposit response, and what the unit looked like when you left.
Before move-out
- Review your lease for notice, cleaning, key-return, and deposit language.
- Save proof of your security deposit payment.
- Give your landlord your current mailing address in writing.
- Provide a verified email address if you want deposit notices by email.
- Photograph and video the unit before you start moving items out.
- Save repair, cleaning, and maintenance messages.
On move-out day
- Remove belongings.
- Clean the unit and keep any cleaning receipts.
- Take clear photos and video of each room.
- Return keys, fobs, remotes, parking passes, and access devices.
- Document when and how possession was returned.
After move-out
- Track the 30-day damage statement deadline.
- Track the 45-day full-return rule if the required statement and receipts are not furnished.
- Save any itemized statement, receipts, estimates, follow-up receipts, and refund records.
- Compare any deduction to your photos and move-in records.
- Send a written demand if the deposit response is late, incomplete, or unsupported.
