Put the move-out record in writing
Confirm your move-out date, surrender date, key return, and the date the rental ended. Keep a copy.
Photograph the rental
Take photos and video after cleaning and after your belongings are removed. Capture floors, walls, appliances, fixtures, windows, doors, bathrooms, kitchen, and any existing issues.
Keep the deadline facts clear
Hawaii's security deposit rule is a 14-day rule. The landlord should send written reasons and any remaining balance within that period.
Save the accounting
If the landlord keeps money, save the written reasons, itemized statement, receipts or estimates, refund records, envelopes, postmarks, emails, texts, and any photos or invoices the landlord provides.
