How it works
How the Deposit Recovery System Works
Wisconsin deposit disputes can involve the 21-day return rule, early-move-out timing, written accounting, lawful deductions, and normal-wear limits. The system breaks the response into four steps.
Why one letter usually is not enough
A renter may need to document move-out, wait for the Wisconsin deadline, request the deposit or itemized accounting, challenge unsupported deductions, and make a final demand before filing. One letter can skip the timing and evidence that make the dispute stronger.
The 4-step process
- Step 1: Document move-out, condition, key return, and contact information.
- Step 2: Send a firm request when the deposit balance or itemized accounting is missing.
- Step 3: Escalate with Wis. Stat. section 704.28 and ATCP 134.06.
- Step 4: Make a final demand before small claims or other appropriate action.
How to use the steps
- Start with the step that matches your situation.
- Send one step at a time.
- Save delivery proof and every response.
- Move forward only if the landlord still does not resolve the deposit.
