A strong Utah deposit record starts before the dispute. The goal is simple: make the move-out date, possession return, address, condition, and deposit request easy to prove.
Before you return possession
- take photos and video of every room
- save move-in photos and condition notes
- clean what the lease reasonably requires
- keep receipts for cleaning or repairs you handled
- gather lease, deposit payment proof, and prepaid rent records
- write down the date you will vacate and return possession
Return possession clearly
Return keys, access cards, garage openers, parking passes, and any other access items. If possible, send a short written message confirming that possession has been returned.
Provide a good address record
Give a current mailing or forwarding address in writing. If you want electronic delivery, make that clear too. Utah allows delivery to the last known address or electronically by a means you provided, so a clean address record helps avoid confusion.
If the 30-day deadline passes
If the owner misses Utah's 30-day rule, the later action is the statutory deposit-disposition notice. Keep the notice, proof of service, and the date the 5-business-day period ends.
