The best Utah deposit dispute is the one that never has to become a dispute. A clear move-out record makes it easier for the owner to comply and easier for you to respond if they do not.
Before move-out
- save your lease and deposit records
- take photos before you move everything out
- clean what the lease reasonably requires
- keep receipts for cleaning or small repairs
- confirm how you will return keys and possession
- give a current mailing or forwarding address in writing
After possession is returned
Track the 30-day period from the day you vacate and return possession. Watch for the deposit balance, any prepaid-rent balance, and a written itemized notice explaining deductions.
If the deadline is missed
Use Utah's statutory deposit-disposition notice if the owner misses the 30-day rule. That notice gives the owner 5 business days after service to comply and protects the stronger statutory remedy path.
