Make the condition, possession date, and forwarding-address record easy to prove later.
Most deposit fights get harder when those details are missing.
Before You Move Out
Document the condition
- take clear photos of every room
- photograph walls, floors, appliances, bathrooms, doors, and windows
- capture anything that could later be called damage
Take photos before and after cleaning.
Check your lease
Look for anything specific about:
- move-out procedures
- cleaning requirements
- key return or possession delivery
- charges listed in the rental agreement
Not every clause wins the dispute, but you should know what the landlord may point to.
Set up your forwarding/contact address clearly
Rhode Island's deadline can depend on when you provide a forwarding address.
Do not leave that vague. Put it in writing and keep proof that you sent it. It can be an address where the landlord can send the deposit and notice; it does not have to be your actual new home address if another reliable mailing address works.
On Move-Out Day
This is your final record.
- take a full set of photos again
- make sure the unit is empty

- return keys or otherwise deliver possession
- save proof of the date you actually gave up possession
- confirm the forwarding address in writing

Track whether the landlord sends:
- your refund balance
- a written itemized notice if deductions are taken
