An Ohio security deposit demand letter should state the rental address, termination date, possession return date, deposit amount, forwarding address, what is missing, and what the landlord must do next.
It should also explain whether the issue is no refund, no itemized deductions, unsupported deductions, or interest on a qualifying deposit.
The point is not to threaten wildly. The point is to show, calmly and in writing, that you know the termination date, possession delivery date, written forwarding-address requirement, 30-day rule, itemized-notice requirement, and qualifying-interest issue.
What the letter should include
- Landlord name and contact information
- Rental address
- Security deposit amount
- Date the rental agreement ended
- Date possession was delivered
- Written forwarding or new address
- What the landlord sent or failed to send
- Any disputed deductions
- Any qualifying interest issue
- The amount being demanded
- Delivery proof for the demand letter
Use Ohio leverage carefully
If the landlord wrongfully withholds your Ohio deposit after you gave the required forwarding address, you could win the amount due, equal damages, and reasonable attorney fees in court. That is leverage. Keep the letter tied to proof: termination, possession delivery, forwarding-address proof, 30-day deadline, itemized-deduction problem, interest issue, and amount owed.
