If you need a New Jersey security deposit demand letter, keep it clear and factual. The point is not to sound dramatic. The point is to make the date, money, interest, itemization, and request impossible to miss.
In New Jersey, the ordinary rule is 30 days after lease termination for the deposit plus the tenant's share of interest or earnings, or a proper itemized list if money is withheld.
When to use a demand letter
Use a written demand if:
- 30 days have passed since the lease ended
- you returned keys or possession and can prove it
- the deposit plus interest or earnings was not returned
- you received vague or unsupported deductions
- the itemized list is missing or incomplete
- management or ownership changed and nobody is taking responsibility
- you want a clean written record before court
One letter is not the whole process. It is one step in building a record.

Re: Security Deposit for [Rental Address]
Dear [Landlord / Management Name],
I am writing about the security deposit for [Rental Address]. My lease ended and I returned possession, including keys and access devices, on [Date].
Under New Jersey Security Deposit Law, N.J.S.A. 46:8-19 through 46:8-26, a landlord generally must return the security deposit plus the tenant's share of interest or earnings within 30 days after lease termination, less lawful deductions. If money is withheld, an itemized list of interest, earnings, and deductions must be sent within that same 30-day period.
More than 30 days have passed. I have not received [the full deposit plus interest / a proper itemized list / the remaining refund balance].
Please return the amount owed, including the security deposit balance and any tenant share of interest or earnings, within 5 business days. If you contend any amount is being withheld, please send a complete itemized list and records supporting each deduction.
My records include [lease / deposit receipt / key-return proof / photos / account notice / interest notice / messages / certified-mail records / management-change notices].
Please send payment and any response to the address above.
Sincerely,
[Your Name]

- key-return or possession-return date
- deposit amount
- current mailing address

Send it in a way you can prove later. Certified mail, registered mail, email, portal message, and saved screenshots can all help document the record.

Sometimes the landlord pays. Sometimes they send deductions. Sometimes they keep ignoring you.
If they send deductions, compare them against New Jersey's limits: actual property damage beyond ordinary wear and tear or money due under the lease or agreement. If the property changed owners, keep the ownership and management records with your file.
If there is still no response, review the New Jersey small claims guide.
