Missouri renters should prepare the deposit record before the 30-day deadline becomes a dispute.
Do these first
- Give your landlord a current mailing or forwarding address in writing.
- Keep proof of the address notice: email, text screenshot, certified-mail receipt, mailing receipt, photo, or PDF copy.
- Ask how and when keys or access devices should be returned.
- Save proof of key return and possession return.
- Watch for move-out inspection notice and plan to attend if possible.
This is the preventive step. You are building the record before the landlord controls the story: address proof, key-return proof, inspection proof, condition proof, and possession-return proof.
Document condition
- Take wide photos of every room.
- Take close-up photos of existing damage or areas the landlord may question.
- Record short video walkthroughs if helpful.
- Save move-in photos, inspection sheets, repair requests, and maintenance messages.
At or after inspection
- Keep the landlord's inspection notice.
- Save messages about the inspection date and time.
- If you attend, make notes about what was discussed.
- If the landlord claims damage later, compare it to your photos and inspection records.
After move-out
- Calendar 30 days after the tenancy ended.
- Save any itemized list, refund check, envelope, postmark, or email.
- Do not use the deposit as last month's rent.
- If deductions are unclear, ask for a corrected itemized list and support.
