Section 18-16-303: exemption
This is the small-landlord scope section. It is the reason Arkansas should not be described as applying to every landlord in every situation.
Section 18-16-304: deposit amount
Where the subchapter applies, the security deposit may not exceed two months' periodic rent.
Section 18-16-305: refund and itemization
This section contains the 60-day rule, the deduction/itemization rule, the last-known-address mailing branch, and the 180-day returned-payment rule.
Section 18-16-306: remedies
This section contains the wrongful-withholding remedy and the good-faith error or good-faith dispute limitation.
